START OF CONSTRUCTION IN LANGWEDEL - MODERN LOGISTICS CENTRE WITHOUT FOSSIL FUELS
Start for our project in Langwedel: Two logistics halls with a total area of approx. 18,400 m² are being built on a site area of approx. 38,400 m². In addition, the new tenants will have access to approx. 1,200 m² of office and social space as well as 1,800 m² of warehouse mezzanine. The state-of-the-art logistics centre is being built at Buchweizenkamp 18, directly on the A27 motorway in Langwedel.
The first partial building permit has been granted, and completion of the new property is scheduled for the third quarter of 2023. GOLDBECK Nord GmbH, Bremen branch, is acting as general contractor. Robert C. Spies Industrial Real Estate GmbH & Co. KG has been exclusively commissioned with the brokerage of the space. "We have currently started marketing the available hall and office space. The spaces are designed for various utilisation concepts and individual space requirements. In particular, we have also considered the increasing demand for storage space for lithium-ion batteries for use in electromobility when conceptualising the property and have prepared both halls for this in terms of fire protection (WHG sealing)," says Stefan Fath, logistics real estate consultant at Robert C. Spies Industrial Real Estate.
First logistics centre in the northwest without fossil fuels
The logistics centre will have 20 rear service doors and two ground-level sectional doors. The hall height is 10.00 m UKB in the clear and the hall floor can be loaded with more than 50 kN per m². Access to the area is via spacious entry and exit areas. Shunting facilities and numerous parking spaces for trucks and cars ensure smooth delivery traffic. Furthermore, the developed logistics areas are designed and equipped according to the ESG standards of the industrial building guidelines as well as the latest technical standards.
"It is very important to us that we make a contribution to climate and resource protection in every development project. The property in Langwedel stands out in particular, as it will be the first logistics centre in the northwest to operate without fossil fuels," says Christoph Peper, managing partner of the Peper & Söhne group of companies. Thus, the sustainability concept of the new logistics centre includes measures such as a heat pump technology, photovoltaic systems on the roof and generous outdoor areas for the employees on site. In view of the sustainable equipment of the commercial units, the aim is also to achieve at least DGNB gold certification.
Optimal transport connections for company relocations
Langwedel is located in the district of Verden in Lower Saxony. The new logistics centre is around 30 minutes' drive from the centre of Bremen and has both regional and national transport links. The A27 can be reached without traffic lights in two minutes.
