Peper & Söhne is to realise a new logistics building suitable for third-party use at Oderstrasse 69 in Neumünster. Hagebau nord Logistik GmbH is the seller of the property, which measures around 28,000 square metres. As soon as the rental contracts for the existing building expire in August 2024, a new building with a modular hall area of around 13,700 m2 will be constructed on the site. There will also be approx. 920 m2 of mezzanine space and approx. 1,200 m2 of office and social space. The tenant or tenants for the property are to be acquired during the project phase. The rental space should be ready for occupancy in the 3rd quarter of 2025.
Peper & Söhne's new project is being developed as part of a joint venture with Taurus Investment Holdings. Peper & Söhne was advised on the purchase by Hamburg-based estateHUB GmbH, while the seller was advised by Dethlefs Gewerbeimmobilien from Neumünster.

The new logistics building will be divisible into up to three units, which can alternatively be combined. Other structural features include a floor load capacity of 5 tonnes per m2, a hall height of 10m and 18 access gates, 6 of which are at ground level. The property will be equipped with an air-heat pump and a PV system on the roof and is expected to receive at least DGNB Gold certification.
The property is located in an industrial estate in the southern part of Neumünster, which has established itself as a logistics hub for northern Germany. The direct location on the A7 motorway in the immediate vicinity of Hamburg (40 km) and Kiel (15 km) has recently attracted numerous well-known companies to rent logistics space there.
The completion of the Fehmarnbelt tunnel planned for 2029 will further increase the attractiveness of Neumünster as a location for international logistics movements.
