CONSTRUCTION OF SPURWERK BREMEN STARTS

The starting signal for the "SPURWERK" in Bremen has been given and construction work has begun on the first office building on the site of the former freight station in Bremen's Neustadt district. Bremen-based project developer Peper & Söhne is revitalising the brownfield site, creating 30,000 m2 of modern office and commercial space in a central location in the Hanseatic city in the first construction phase. The first units are expected to be ready for occupancy in the 3rd quarter of 2023.

"Now things are really getting started," Christoph S. Peper is pleased to say. "At SPURWERK, we will be able to offer customers from a wide range of industries high-quality office units as well as other commercial units for rent," continues the managing partner of the Peper & Söhne group of companies.

The Bremen branch of Goldbeck Nord GmbH is acting as the total acquirer, while the Robert C. Spies Unternehmensgruppe has been mandated to market the space.

The office building is one of a total of four working worlds (A-D) that are to be successively created in the first construction phase of the SPURWERK. As for the entire SPURWERK, a broad mix of sectors is intended for the flexibly configurable office spaces. In addition, the first construction phase will include commercial units and a mobility house with parking spaces for bicycles and cars. The first spaces of the approximately 30,000 m2 section are expected to be ready for occupation in the 3rd quarter of 2023.

In total, the SPURWERK project will develop urgently needed commercial space on more than 90,000 m2 of land in the coming years. "All buildings will blend harmoniously into Bremen's cityscape and connect the Neustadt and Woltmershausen districts," emphasises Nico Grutzpalk, architect and member of the management of the Peper & Söhne group of companies.

In terms of sustainability and climate protection, the project developer is pursuing ambitious goals for the SPURWERK. For example, no fossil fuels are to be used for heating or cooling the quarter and at least 50 percent of the roofs are to be equipped with photovoltaic systems. Generous charging capacities for public e-mobility are also planned.

In order to make the sustainability of the SPURWERK verifiable, the Peper & Söhne group of companies is having the quarter certified according to the criteria of the Deutsche Gesellschaft für Nachhaltiges Bauen e.V. (German Sustainable Building Council) and is aiming for at least a DGNB quarter certification in gold.

VOTE OF CONFIDENCE FROM POLITICS

Bremen's politicians gave SPURWERK great advance praise long before construction began. "For the southern part of the former Neustadtsgüterbahnhof, the agreement on a high energy standard and the exclusive use of renewable energies will make an important contribution to climate-neutral urban development," praised Gabriele Nießen, State Councillor for Building and Central Affairs in the Senate Department for Climate Protection, Environment, Mobility, Urban Development and Housing.

Falk Wagner (SPD), Member of Parliament and spokesman for the Deputation for Construction, Mobility and Urban Development added: "The SPURWERK will set standards for future commercial areas. With its high quality standards in urban development, greenery and mobility, it shows itself to be at the cutting edge."
