As investor and project developer, the Peper & Söhne Corporate Group is realising a new logistics building on a site area of around 49,000 m² in Bremen's Hansalinie Industrial Park. The tenants are the Mercedes-Benz suppliers Große-Vehne Kontraktlogistik GmbH and HBPO GmbH. Große-Vehne rents almost 25,000 m², HBPO 5,500 m². The lease with the company, which is part of the logistics network GVTrucknet, was brokered by the real estate consultancy Lachmann & associates GmbH. The lease with HBPO was brokered by WFB Wirtschaftsförderung Bremen GmbH. Completion of construction is planned for the 3rd quarter of 2024. The 1st partial building permit has been obtained and construction work will begin shortly. GOLDBECK Nord GmbH has been commissioned as the total contractor. For Peper & Söhne, this is already the seventh logistics project in Bremen's Hansalinie.

"Our special praise goes to the Bremen building authority. It only took eight weeks from the submission of the building application to the granting of the 1st partial building permit. That is great. The handling of the purchase contract with WFB also worked quickly and in a spirit of partnership," adds Peper.

The new building, which can be used by third parties, satisfies the highest demands for a modern and sustainable logistics property. 17 ground-level gates for lateral loading and unloading, 10 retrofittable low yards and an external rear delivery ramp ensure efficient logistics with a hall height of 10 m UKB and a floor load capacity of 5 t per square metre.

In terms of sustainability, the new building scores points with its construction according to the EG-40 standard, a partial green roof and facade, and a life cycle assessment including a material passport. Furthermore, an air-source heat pump and a PV system with an output of 2.5 MWp will be installed for the energy supply. In addition, the property will be equipped with smart meters, e-charging points for bicycles, cars and trucks, and private sanitary facilities and lounges for external drivers. Peper & Söhne is aiming for at least DGNB gold certification for the new building.

The Hansalinie industrial park is located in the immediate vicinity of the Mercedes-Benz plant in Bremen and is particularly convenient for transport thanks to its connection to the motorway A1. The park has a special significance for Bremen as an automotive location.
