Construction work starts on mixed-use project in Bremen's railway station suburb

The go-ahead has been given for a new city centre construction project: Work has begun on the site at the Breitenweg/Friedrich-Rauers-Straße junction in Bremen's railway station suburb. The project developers Peper & Söhne and BRAWO Real Estate are jointly revitalising a former brownfield site into a modern mixed-use complex. Completion is scheduled for Q2/2027.

The project combines two uses with a total gross floor area (GFA) of around 11,700 m² on a site area of around 1,700 m².

Together with BRAWO Real Estate, Peper & Söhne is taking on the project management for the new construction of the upper-midscale hotel Holiday Inn - the niu Pier, which will be operated by NOVUM Hospitality and will have around 130 rooms on approx. 5,000 m² of gross floor area. At the same time, a contemporary office building with approx. 6,700 m² GFA is being built in a joint venture with BRAWO Real Estate.

"The office space has already been let to the municipality of Bremen via Immobilien Bremen (Bremen's own municipal enterprise).

A modern office building for the Office for Social Services is being built here," says Uta Kummer, Managing Director of Immobilien Bremen.

Last but not least, we are creating urgently needed office space with the new building, which has already been rented on a long-term basis by the municipality of Bremen. The upgrading of the main railway station / ZOB / Bahnhofsvorstadt area is also making progress."

The consortium consisting of Kuhlmann Bauunternehmen GmbH & Co. KG and B. Kathmann Bauunternehmung GmbH u. Co. KG is acting as the total contractor for the project, with which Peper & Söhne is also pursuing its usual ambitious goals in terms of sustainability. The ESG-compliant new building will be constructed to the EG 55 standard and will feature comprehensive energy monitoring with smart metering and a photovoltaic system, among other things. Peper & Söhne and BRAWO Real Estate are aiming for at least LEED Gold certification for the office building.
