Project Development: 17,300 m² of logistics space in Hamburg-Billbrook

Peper & Söhne GmbH is developing a sustainable logistics property in Hamburg’s Billbrook district in partnership with HIH Invest Real Estate GmbH as part of a joint venture with Urban Partners. A modern logistics facility with approximately 17,300 m² of leasable space is being built on an existing plot of land spanning around 24,000 m². Robert C. Spies Industrial Real Estate GmbH & Co. KG acted as broker and advisor for the transaction and has been exclusively mandated to market the leasable space. The real estate consulting firm also laid the foundation for the project with its off-market acquisition of the property. Together with Peper & Söhne, the necessary detailed preparatory work to bring the project to maturity was then driven forward with the seller’s trust.

The existing structures on the property will be demolished and the site redeveloped. The property will be added to the fund portfolio for the existing joint venture between HIH Invest and Urban Partners. GOLDBECK Nord GmbH is acting as the general contractor. For the new construction, the project partners are aiming for at least DGNB Gold certification as well as a compliance assessment in accordance with the EU environmental taxonomy.  

Marketing of the rental space has already begun.

The new logistics facility offers high flexibility for various usage concepts: The space can be divided into up to two units, but is also available for a single tenant if needed. Features include a floor load capacity of 5 t/m², a ceiling height of 12.20 m (UKB), a deep-level yard with 12 loading docks, and two ground-level rear loading bays. The property will be equipped with an air-to-water heat pump.

Located in the established Hamburg-Billbrook industrial and commercial zone, the new logistics building benefits from excellent transportation links. The Port of Hamburg, the city center, and the metropolitan region are all within easy reach via the B5 and the A1, A24, and A25 highways.
